Ibiza One – More Than a Luxury Real Estate Agency
Over 20 Years of Property Development, Construction and Luxury Real Estate Expertise in Ibiza
Ibiza One is widely known as one of Ibiza’s leading luxury real estate agencies, specialising in the sale and rental of exceptional villas, contemporary architectural residences, traditional fincas, luxury apartments, penthouses and exclusive off-market properties.
What many clients may not know, however, is that our expertise extends considerably further than traditional real estate brokerage.
For more than 20 years, Ibiza One was also actively involved in property development and construction in Ibiza, developing, building and subsequently selling its own residential projects on the island.
These projects were undertaken through Promociones Cala Leña, a property development company that was a 100% owned subsidiary of Ibiza One.
This distinction is important.
We have not spent the past decades observing Ibiza's development market exclusively from an estate agent's perspective. We have experienced the development process ourselves – as a developer, as a client of architects and technical professionals, as a company dealing with planning procedures and public authorities, as a construction project owner and, ultimately, as the company responsible for bringing completed properties to market and selling them.
That experience has given Ibiza One an understanding of property development in Ibiza, building regulations, planning procedures and the realities of construction on the island that extends well beyond the conventional remit of a luxury estate agency.
Promociones Cala Leña – The Development Company Behind Ibiza One
For more than two decades, our development activities were carried out through Promociones Cala Leña, which operated as a wholly owned subsidiary of Ibiza One.
The company was established specifically to handle our property development and construction activities, allowing Ibiza One to combine two complementary disciplines:
the development and construction of real estate, and the subsequent positioning and sale of those properties within Ibiza's international luxury property market.
This created a valuable perspective.
As luxury estate agents, we understand what sophisticated international buyers expect from a property.
As developers, we learned what is required to create that property in the first place.
Over the years, this meant dealing with the many stages that stand between identifying a potential development opportunity and ultimately handing a completed home to its new owner.
Property development in Ibiza is rarely simply a question of purchasing land and constructing a house.
It requires a detailed understanding of planning law, municipal regulations, land classification, architectural restrictions, technical requirements, administrative procedures, licences, infrastructure and the individual characteristics of the location concerned.
Our experience with Promociones Cala Leña therefore became an important part of the wider expertise that Ibiza One brings to the luxury real estate market today.
Understanding the Reality of Building and Developing Property in Ibiza
Ibiza is one of Europe's most desirable luxury property markets, but it is also an island where planning, development and construction require considerable local knowledge.
A plot that appears attractive does not automatically represent a viable development opportunity.
A beautiful existing property does not necessarily mean that every part of the building has the same planning status.
An architect's concept does not automatically mean that the relevant municipality will approve it.
And the theoretical possibility of building a particular number of square metres does not mean that a project can proceed without a detailed examination of the applicable planning framework.
Over more than 20 years of developing our own projects, we gained first-hand experience of these realities.
This experience allows us to look at an Ibiza property from several perspectives simultaneously.
We consider not only:
“Is this an attractive property?”
but also:
“How was it built?”
“What is its planning history?”
“What documentation should exist?”
“What restrictions may apply?”
“What could potentially be renovated or altered?”
“What needs to be investigated before a buyer proceeds?”
and, where development land is involved:
“What might realistically be possible here?”
These are very different questions from those involved in simply marketing a villa.
Experience Across All Five Municipalities of Ibiza
One of the most valuable aspects of our development background is our familiarity with the administrative landscape across Ibiza.
The island is divided into five municipalities, each with its own town hall and municipal administration:
- Eivissa – Ibiza Town
- Santa Eulària des Riu
- Sant Josep de sa Talaia
- Sant Antoni de Portmany
- Sant Joan de Labritja
Although all five municipalities operate within the wider Spanish and Balearic legal and planning framework, property development is inherently local.
The location of a property determines which municipal authority is responsible for many of the relevant planning and administrative procedures.
Over decades of operating in Ibiza, we have developed practical familiarity with the different municipalities, their administrative structures and the processes involved when dealing with property-related matters.
For an international buyer, this local knowledge can be extremely valuable.
Someone purchasing a luxury villa in Es Cubells or Vista Alegre, for example, is dealing with a different municipality from someone purchasing in Jesús, Can Furnet or Santa Gertrudis.
Likewise, a property in northern Ibiza falls within a different municipal administration from a residence in Ibiza Town.
Understanding these distinctions – and knowing which professionals should be involved – is part of navigating Ibiza real estate properly.
Decades of Experience with Ibiza’s Planning and Building Procedures
Property development gave us direct exposure to the administrative procedures that accompany construction in Ibiza.
Depending upon the property and the nature of a proposed project, this can involve architects, technical architects, engineers, planning specialists, lawyers, notaries, registries, cadastral documentation and different public authorities.
It can also involve examining or coordinating matters relating to:
- Land classification
- Urban and rural planning regulations
- Buildability
- Building parameters
- Architectural projects
- Building licences
- Renovation and refurbishment projects
- Extensions and alterations
- Existing building documentation
- Certificates relating to completed works
- First occupation and habitability documentation
- Cadastral information
- Land Registry information
- Utility infrastructure
- Technical reports
- Planning compliance
- Municipal procedures
- Environmental considerations
- Heritage or protected-property considerations where applicable
- Legalisation questions concerning existing structures
- Technical due diligence
- Construction planning
- Completion documentation
Not every property requires all of these elements, and every project must be assessed individually.
But understanding how these different components interact is particularly valuable when advising clients considering a significant property purchase.
Our Relationships with Architects and Technical Professionals
No successful property development company operates alone.
Over more than two decades of development activity, Ibiza One and Promociones Cala Leña worked with architects, technical architects, engineers, construction companies, craftsmen, lawyers, notaries and other specialist professionals involved in the development and completion of property on Ibiza.
These relationships are an important part of our experience.
The right architect in Ibiza needs more than creative ability.
An exceptional villa must, of course, be aesthetically convincing, respond intelligently to its landscape and fulfil the expectations of a sophisticated international owner.
But successful architecture in Ibiza must also exist within the applicable planning framework.
Design ambition and planning reality have to meet.
Having spent decades on both sides of this equation – selling exceptional architecture while also developing properties ourselves – we understand the importance of bringing the right specialists together from the beginning.
This network remains valuable today when clients require specialist advice relating to a property they are considering purchasing or already own.
Ibiza One itself does not replace an architect, lawyer, engineer or planning authority.
Instead, our experience helps us understand when specialist expertise is required, which questions need to be asked and which professionals should be involved.
That distinction is fundamental.
Experience Dealing with Public Authorities
Property development inevitably involves contact with public administration.
Through our own development activity and more than 25 years in Ibiza real estate, we have accumulated extensive experience in understanding how property-related administrative processes work on the island.
This includes familiarity with procedures involving the relevant municipalities and, where required, other competent authorities.
The value of this experience is not that an estate agency can somehow bypass administrative procedures – it cannot, and it should never claim to do so.
The value lies in understanding those procedures.
We know from our own experience that good preparation matters.
Correct documentation matters.
Competent architects and technical professionals matter.
Realistic expectations matter.
And understanding that administrative processes can require patience is equally important.
Our longstanding professional contacts with architects, technical specialists and other property professionals help us guide clients towards the appropriate expertise when complex questions arise.
From Development Site to Completed Luxury Home
Our development background also taught us to understand a property as a complete process rather than merely as a finished product.
Every successful development begins long before construction.
The location has to make sense.
The land and its planning position have to be understood.
The concept has to correspond to both the site and the market.
Architecture needs to work aesthetically and practically.
Construction quality matters.
Outdoor spaces matter.
Orientation matters.
Privacy matters.
Access matters.
Views matter.
The relationship between interior and exterior spaces matters enormously in Ibiza.
And ultimately, the finished property has to correspond to what the market actually wants.
This final point is where the combination of developer and luxury estate agent becomes particularly powerful.
A developer may understand construction but have limited knowledge of the international luxury buyer.
An estate agent may understand the buyer but have little practical experience of developing a property.
For more than two decades, our group experienced both sides.
Building with the Future Buyer in Mind
Ibiza One has advised international HNW and UHNW clients for more than 25 years.
That provides a considerable amount of insight into what buyers of exceptional Ibiza properties actually value.
International buyers at the upper end of the market frequently consider factors such as:
- Location and micro-location
- Sea views
- Sunset or sunrise orientation
- Privacy
- Proximity to Ibiza Town
- Access to marinas
- Proximity to international schools
- Security
- Architecture
- Quality of construction
- Natural light
- Ceiling heights
- Indoor-outdoor living
- Bedroom distribution
- Guest accommodation
- Staff accommodation
- Professional kitchens
- Outdoor kitchens
- Landscaping
- Swimming pools
- Wellness areas
- Gyms
- Spa facilities
- Home automation
- Energy efficiency
- Parking and garages
- Accessibility
- Legal and planning documentation
- Future resale potential
Our years as developers allowed us to incorporate market knowledge into the development perspective.
And our development experience, in turn, made us better real estate advisers.
Why This Experience Matters When Buying a Property in Ibiza
A buyer does not necessarily need to purchase a newly developed property to benefit from our development experience.
Quite the opposite.
This background is particularly useful when evaluating existing properties.
When Ibiza One presents a villa to a client, we understand that sophisticated buyers often want to know far more than the number of bedrooms, the plot size and the view.
They may want to understand whether there is renovation potential.
They may wish to modernise the house.
They may want to change the internal distribution.
They may be considering an extension.
They may want to add wellness facilities, improve landscaping or reconsider outdoor areas.
Or they may simply want to understand the technical and administrative history of the property before committing to a significant investment.
Our development background helps us recognise these questions at an early stage and, where appropriate, coordinate with the architects, lawyers and technical specialists required to provide authoritative answers.
For UHNW clients in particular, this can make the acquisition process substantially more informed.
Why This Experience Matters When Selling a Luxury Property in Ibiza
Our construction and development knowledge is equally valuable to sellers.
Luxury real estate marketing is not simply about creating beautiful photographs.
To position a property correctly, an agent needs to understand what is actually being sold.
The architectural quality of a house, the value of its construction, the significance of its plot, its orientation, privacy, planning history, renovation potential and scarcity within its particular micro-market can all influence how the property should be positioned.
Our experience as developers helps us communicate these characteristics intelligently to prospective buyers.
It also means that conversations with architects, developers, investors and technically experienced buyers can take place on a more informed level.
For a seller, that can be particularly valuable when marketing an architecturally significant villa, a property requiring renovation, a substantial estate or a development opportunity.
Promociones Cala Leña – The End of One Chapter
Promociones Cala Leña continued its development activities until the completion of its final development cycle.
Following the sale of its last house in 2024, the company had fulfilled its purpose and was subsequently closed.
This did not mark the end of Ibiza One's development expertise.
It marked the end of the separate corporate structure through which those projects had historically been undertaken.
The knowledge, relationships and practical experience accumulated over more than two decades remain within Ibiza One.
Future Developments Will Be Undertaken Directly by Ibiza One
Going forward, any future property developments undertaken by our group will be developed and built directly under the Ibiza One name.
There is no longer a separate Promociones Cala Leña development company.
At present, Ibiza One has no active development or construction projects.
We consider that worth stating clearly.
We do not develop simply for the sake of maintaining a development pipeline.
Ibiza is a highly specific market, and exceptional development opportunities are increasingly rare. Location, planning security, architecture and commercial logic all need to align before a project makes sense.
Should Ibiza One identify the right opportunity in the future, the project will be developed directly under our own name and will benefit from the knowledge accumulated through more than 20 years of previous development experience.
Until then, our focus remains on our core business: advising clients on the acquisition, sale and rental of exceptional luxury real estate in Ibiza.
More Than 25 Years of Ibiza Real Estate – and More Than 20 Years on the Development Side
There is an important difference between knowing a property market and understanding how its properties are actually created.
Ibiza One has experienced both.
For more than two decades, through our wholly owned subsidiary Promociones Cala Leña, we developed, built and sold our own projects on Ibiza.
We dealt with architects.
We dealt with technical professionals.
We dealt with construction companies.
We dealt with administrative procedures.
We dealt with the five municipalities.
We dealt with the realities of turning an architectural idea into a completed property.
And once those homes were finished, we understood how to position and sell them to an international luxury clientele.
That accumulated experience is now part of the DNA of Ibiza One.
Today, when we advise a client considering a luxury villa in Ibiza, a traditional finca, a renovation property, a building plot or a potential development opportunity, we bring more than sales experience to the conversation.
We understand the property from the perspective of the buyer.
We understand it from the perspective of the seller.
And, importantly, we understand it from the perspective of someone who has actually developed and built property on Ibiza.
Ibiza One – Real Estate Knowledge Built on Experience
Luxury real estate advice becomes considerably more valuable when it is supported by practical experience.
Our history as both luxury estate agents and property developers in Ibiza has given us an unusually broad understanding of the island's real estate environment – from architecture, construction and planning procedures to marketing, negotiation and the final sale.
Combined with our longstanding relationships with architects, technical specialists and property professionals throughout Ibiza, this allows us to provide clients with a level of perspective that extends well beyond conventional brokerage.
We do not simply know how to sell property in Ibiza.
We know what it takes to develop it, build it, understand it and bring it successfully to market.
That experience was built over more than two decades.
And it remains an integral part of Ibiza One today. Contact Ibiza One to discuss your property plans.
